Interesting concept. In Australia an offer to buy can be made subject to conditions (usually finance, or perhaps the cost of repairs from an appraisal being not more that $x), but unless the buyer requests specific work in order to sign an offer the appraisal cannot land more expense on the sellers. Generally buyers would prefer to do the work themselves to their standard rather than get a 'just enough to sell' job done by the vendor in a hurry.

Some things will be discovered during appraisal or inspection that the lender will refuse to lend until it's repaired. The house is their collateral after all. Sometimes, the house appraises for less than the sell price. If so, the buyer & seller renegotiate or the buyer pays more cash or the whole deal falls apart.

Congratulations! I'd rather die than move....and that is exactly what I'll do. I think the stress of moving would kill me anyhow. I will be looking at townhouses or such in the near future for Mrs Rupert when I am gone. There is no way she can keep this place in order, it is just too much for her. I have a helper now that works 20-40 hours a week just maintaining the property, house, shop and 4 vehicles.

No, I hope not too, but I do read the obituaries and at my age I have to think ahead a little. Actually, I'd like to move into a low maintenance place now but I'd miss the animals here too much. I'm used to doing most things here myself and that is rapidly becoming too difficult. I can hire people, but you know how that is....sometimes they get it right...most times not.

Should I go to the great Squirrelhouse in the sky unexpectedly, I have a will that leaves Otis' care and supervision to some lucky person here......if that is what concerns you?

We still have unpacked boxes from when we moved in fourteen years ago. It was such a stressful experience (and we had the Keystone Cops as our removalists) that if I win a lottery big enough to buy a Caribbean island, I'm simply not going.


It's a single floor house, so we're not going to have to worry about the old age vs upstairs bedroom thing, so that's that. The funeral directors can probably just carry me out in my favourite recliner.
